We Visit and Measure

Our technician arrives during your scheduled service week, pulls a core sample from your tank, inspects the system, cleans your effluent filter if equipped, and checks for any early warning signs. The whole visit takes about 30 minutes.

You Get a Clear Report

Within days, you’ll receive a written condition report: your sludge level, system health, and a straight recommendation — “you’re good,” “plan a pump-out in the nextfew months,” or “we spotted something worth addressing.” No surprises. No upselling. Just the truth.

We Don't Guess. We Measure.

Every maintenance visit includes a core sample — a physical measurement of the sludge and scum layers inside your tank using a tool called a sludge judge. We lower it through the full depth of the tank and pull up a cross-section that shows us exactly how much solid material has accumulated.

This takes about five minutes, but it’s the most valuable five minutes your septic system gets all year. The Ontario Building Code says pumping should happen when solids reach one-third of your tank’s depth. A core sample tells us precisely where you are relative to that threshold — no assumptions, no calendar-based guessing.

What does this mean for you? You pump when you actually need to — not before, not after. Some of our customers go five or six years between pump-outs because their usage is light and their system is healthy. Others need service sooner because of household size or habits. Both plans are billed annually and auto-renew each year. Service visits are scheduled by geographic area between June and October. You’ll be notified of your service week in advance and confirmed on the day.

Is a Maintenance Plan Right for You?

Our maintenance plans are designed for homeowners with conventional septic systems (the most common type in Kawartha Lakes — a septic tank with absorption trenches or filter bed). If you live within 45 minutes of Woodville or within 30 minutes of Uxbridge, your system qualifies.

A maintenance plan makes sense if…

  • You’ve owned your home for years and aren’t sure when the tank was last serviced.
  • You want to avoid emergency pump-outs and the cost that comes with them.
  • You’re on a waterfront property and care about protecting the water quality around you.
  • You’re planning to sell your property and want documented proof your system is healthy.
  • You simply don’t want to think about your septic system — you want someone else keeping an eye on it.

You might not need a plan if…

  • You just had your tank pumped in the last year. (But call us next year.)
  • You have a holding tank, not a septic system. (We service those too — just not under these plans.)
  • You have a Level IV treatment unit or BMEC Authorized system. (These require manufacturer-specific maintenance contracts. We’ll be offering those plans soon — contact us in the meantime and we can discuss your options.)

Selling Your Property? Your System Health Record Could Be Worth Thousands.

Buyers in cottage country expect a septic inspection before closing. Complete Peace of Mind members already have documented system history — annual condition reports, sludge measurements, and maintenance records. That’s not just peace of mind for you. It’s confidence for the buyer, and it can speed up a sale or justify your asking price. The system health record transfers with the property and the new owner can continue the plan.

Do your plans include pump-outs?

No — and that’s by design. Your tank only needs pumping when solids reach one-third of its depth, which for most households is every three to five years. Our maintenance visit measures exactly where you stand, so you only pump when you actually need to. When the time comes, Peace of Mind members receive $50 off and Complete Peace of Mind members receive $100 off. You’ll never pay for a pump-out you don’t need.

We batch maintenance visits by geographic area. You’ll receive your service week in advance (for example, “Bobcaygeon area — week of June 9th”), and we’ll confirm the specific day. We don’t schedule to the hour — our technician will arrive during your service day and the visit takes approximately 30 minutes. If you’re not home, we can perform the inspection as long as we have access to your tank lids.

We’ll tell you about it in your condition report with a clear recommendation. If it’s something minor — like an effluent filter that needs replacing — we can usually handle it on the spot. If it’s something larger, we’ll explain your options, give you honest pricing, and let you decide. We don’t create urgency where it doesn’t exist, and we never perform work without your approval. Complete Peace of Mind members receive 10% off any repairs.

Both plans include access to our regular emergency service line. Complete Peace of Mind members get priority — when you call, you go to the front of the queue.

We need access to all of the tank lids to perform the core sample and inspection. If your lids are buried, we can install risers that bring them to the surface permanently — a one-time investment of $800 to $1,200 that makes every future service faster and easier. We’ll flag this during your first visit if it applies.

Your maintenance plan auto-renews annually, but you can cancel anytime with 30 days notice. Complete Peace of Mind members receive a transferable system health record — a documented history of every inspection, measurement, and recommendation. This transfers with the property and is valuable during the real estate transaction. The buyer can also choose to continue the plan under their name.

Not yet under these plans — but we will be. Level IV systems require manufacturer-specific maintenance including effluent sampling and compliance reporting under the Ontario Building Code. If you have a Level IV system without a current maintenance contract, you should address that — it’s a regulatory requirement.
